Booking Conditions

A booking is accepted when you receive written/email confirmation. If the details on it are not correct then you should contact Duddings immediately. If a provisional booking is made by telephone, the accommodation will be held for 5 days pending receipt of a completed and signed booking form.

A deposit and optional cancellation plan payment is payable on booking. The balance is payable 6 weeks prior to the holiday commencement date. If the reservation is made less than 6 weeks in advance of the commencement date, the full amount is payable on booking.

If you cancel your booking you must notify us immediately in writing. If you have not paid the cancellation plan payment your deposit is forfeited. We will attempt to re-let the cottage, but if this is not possible the hirer will remain responsible for the balance of the hire.

For short break holidays, the same booking conditions apply, but in the event of a short notice booking, without time for postal confirmation or clearance of cheques, full payment must be made by bank transfer or in cash before the keys are issued.

Your cottage will be available from 3.00pm on the date of arrival and should be vacated by 10.00am on the day of departure.

The number of people occupying the cottage must not exceed the number booked. The owner reserves the right to refuse entry to the entire party if this condition is not observed.

We hope that Duddings will provide a peaceful and relaxing holiday. The owners reserve the right to decline accommodation to, or expel any occupier or visitor for conduct, which, in the owners opinion, is detrimental to the property or the comfort of other guests. The owners reserves the right to reasonable access to the cottages at all times.

We welcome well-behaved pets, but they should not be left unattended in the cottages. As dogs can cause a nuisance to people without them, we ask you to keep your dog under control on a leash.

The hirer is expected to leave the accommodation and its contents in a clean and tidy condition on departure, and is liable for any damage done to the property.

The owners do not accept any responsibility for loss or damage to the hirers personal effects or property whilst staying at Duddings. Guests are advised not to leave valuables unattended.

The cottages are used as holiday accommodation and are therefore exempt from security of tenure under the Rent Act.

If  the owners are prevented by circumstances beyond their control from making the holiday cottage available and cannot provide a suitable alternative, all money paid by the hirer to the owner will be refunded, but no further liability accepted.
