Access Statement for Horner Apartment

Introduction
----------------------
Horner is located on the first floor at the west end of the South Barn & is one of the 12 self catering cottages at Duddings.
Pre-arrival
-------------------
· We have a website. The URL is https://www.duddings.co.uk It contains full information about our cottages, facilities and areas of local interest.
· Bookings can be made on-line here -: https://www.duddings.co.uk/book-now.html
· Local buses will stop outside of our entrance gate – either flagged down (if you want to get on) or by request to the driver
· The nearest train station (Taunton) is 25 miles away. There are taxis available at the station and a bus service to Minehead which stops at Dunster Steep (approximately 2 miles away). Local taxis can be arranged to collect or drop off from Dunster Steep.
· With a minimum of 3 days’ notice, we can arrange for milk to be put in your fridge for your arrival, and papers can be ordered for your stay
Arrival, Car Parking Facilities & Reception

· Duddings is located on the A396 approximately 1.75 miles south of Dunster.
· We have a large gravel car park. When travelling from Dunster, pass the main gate, and continue approximately 150 yards further down the road where you will find the car park on the right. Walk down the gravel drive, through the courtyard & under the thatched archway to reach the main house. Please ring the bell located to the right of the main house doorway for reception.
· Your car can be unloaded direct from the car park or brought down into the courtyard but must be returned to the main car park afterwards.
· You will be personally shown into your cottage & given the keys.
Horner Entrance & General

· Horner is approx. 70 yards from the gravel car park. The entrance is via an outside wooden staircase, 90 cms wide. There are 13 steps up to a balcony area where there is a wooden patio table & 2 chairs.
· The staircase is accessed from the courtyard via a short slope (between Bossington & Cleeve)
· Central heating is from the biomass boiler. The controls are located in the lounge outside the shower room.
· The smoke alarm is in the bedroom.
· There are no internal steps.
Open Plan Kitchen/ Lounge/Diner

· Entrance is via one small step from the balcony.
· Square pine table & 2 chairs with padded seats & no arms.
· Flooring is oak.
· Electric Dimplex Springborne Optiflame Coal Stove.
· 2 armchairs.
· TV & DVD player with remote controls.
· Torch in kitchen area acts as emergency lighting.
· Kitchen has built-in electric oven with ceramic hob. The fridge is built-in under the work-surface & has a small freezer compartment. Washer/drier.
· Hot water is constant from the biomass boiler
Bedroom

· Double bed (4’6”) with bedside cabinet with lamp & chest of drawers with lamp.
· Built-in wardrobe.
· Chair.
· Flooring is oak
Shower-room

· Mira electric shower in unit with pivot door.
· Flooring is vinyl.

Public Areas – Swimming Pool Complex (wheel-chair friendly)

· The swimming pool complex is located below our main car park approx. 100 yards from the cottages along a level gravel path.
· The main door to the swimming pool block is up a small ramp through a large outward-facing door and opens into a small reception area.
· To the left is a doorway to the function room.
· To the right is the entrance to the swimming pool via a coded lock.
Indoor Heated Swimming pool & Spa Bath

· It is open all year from approximately 9.30am until 8.00pm and is unmanned.
· The water is heated to 30 degrees by the biomass boiler
· Children under the age of sixteen (16) years must be supervised.
· The pool is flat-bottomed – overall depth of 42 inches. Diving is not permitted.
· There are four steps down into the pool.
· There are 3 sets of tables & chairs beside the pool.
· Shoes must be removed before entering the pool area.
· There are 2 changing rooms, 2 showers & a toilet with disabled facilities.
· The spa bath is accessible from the pool area up 4 wooden steps.
Public Areas - Information Room

· The information room is accessed from the secondary courtyard
· It is accessible 24 hours per day
· It contains brochures, games, DVDs, children’s books, maps etc.
· Additional freezer space & a tumble drier is available.
Public Areas – Games Room

· The Games Room is located next to the trampoline, just past the tennis court.
· Access is via one step
· Pool Table, Table Tennis & Table Football with cues, balls etc. provided.
· Play is free of charge
· Opening hours are from 8.00am to 11.00pm approximately
· There is a toilet adjacent to the entrance
Grounds and Gardens

· Duddings is set in approximately 8.5 acres of land made up of gardens and fields, and accessible by all residents.
· The grounds are bordered by the Avill river, and a leat (a very shallow man-made stream) runs through the grounds, under The Stable Cottage and past the Annexe cottage before turning to run behind the tennis court and back into the river.
· There are several seats and picnic tables around the gardens and fields
· The land is mostly flat, but there are some sloping areas.
· Dogs should be kept on a lead around the cottages and in the mown paddock area to the rear of The Stable Cottage. We ask that you do not allow your dog to foul in these areas, and to clean up after any accidents.
· Deck chairs are available from a small shed at the end of Luccombe cottage.
Outdoor Facilities

Tennis Court

· The tennis court is accessed via a level gravel and brick path and is approximately 100 yards behind the main cottage complex area.
· Access is on a ‘first come, first served’ basis.
· Racquets and balls are available from a small shed at the end of Luccombe cottage.
Trampoline
-------------------------
· An enclosed trampoline suitable for all ages is available, although it is recommended that small children are accompanied.
· Located by the games room and accessed via a level gravel and brick path past the tennis court.
Football Net
----------------------------
· The football net is located in the mown paddock behind The Stable Cottage.
Climbing area & Swings
--------------------------------------------------------
· There is climbing frame, play house (accessed via a short ladder), slide and swings located close to the back of the cottage complex area.
· The area is accessed via a bridge over the leat, and a steppingstone path.
· There is a picnic table close by.
Additional Information

· Each cottage has an information folder with details of the cottage, emergency contacts and local facilities
· Good mobile phone reception for Vodafone & O2 but limited for other network providers
· Wireless internet access available. Password required.
· Dogs are welcome – please inform us on booking
· Cots and highchairs are available – please inform us on booking
· We recycle paper/card, metal cans, glass bottles/jars & plastic bottles in bins located next to the shed beside Luccombe.
